Two visits, one price, and a deposit decision you can defend

A check-in report the day the tenancy starts, a check-out report the day it ends, and a like-for-like comparison between the two. Independent, photographed, and signed by both sides.

You do not have to be there

Whether you live abroad or simply have a busy life, taking a morning off for every handover is not realistic. We attend, record and issue the report; you receive it within 24 hours, wherever you are.

Why the bundle beats a single visit

A check-out report with nothing to compare it against proves the state of the property at the end, not what changed. The check-in is the baseline; without it, every deduction is an argument.

Damage or wear and tear? We say which.

The check-out report assigns liability line by line: what is fair wear, what is damage, what is cleaning. That is what separates a report from a folder of photos.

It is also the law

Since Act XX of 2024, every private residential lease in Malta must include a signed, photographed inventory of the property and its contents, and the Housing Authority needs it to register the lease. Our check-in report satisfies that requirement and, unlike one you write yourself, it is evidence neither side can call self-serving.

  • Signed, photographed inventory annexed to the lease, as Act XX of 2024 requires.
  • Meter readings and key count recorded at both ends of the tenancy.
  • Report issued to landlord and tenant, with a 7-day review and e-signature window.
  • Audit trail of when the report was issued and how each party responded.

Add the Safety & Compliance Check (€30) and the inspector also records smoke alarms, the LPG regulator and hose, and whether an EPC is on file.

Keep doing that. The difference is that your photos are taken by one side of the tenancy, and a panel treats them that way. Ours are dated, taken by a third party with no stake in the deposit, and signed by the tenant too.

Is it worth it on a €600-a-month flat?

One withheld deposit that you cannot prove, or one that the tenant successfully claims back, costs more than the bundle. On a small flat the report is a fraction of a single month of rent.
