Check-in report
The baseline. An independent, photographed record of the property and everything in it on the day the tenancy starts, signed by landlord and tenant, and the document every later deduction is measured against.
What is inspected
Every room, in the same order, against the same written standard. Each item gets a condition rating, a cleanliness rating and a dated photograph where there is anything to show.
- Walls, ceilings, floors and skirting in every room
- Doors, windows, shutters, locks and keys
- Kitchen units, worktops and every supplied appliance
- Bathroom sanitaryware, taps, tiling and sealant
- Furniture, mattresses, curtains and soft furnishings
- Lighting, sockets, switches and air conditioning units
- Balconies, terraces, yards and any garage or store
- Electricity and water meter readings, key count and alarm test
What you receive
One report, the same copy to every party, within 24 hours of the visit.
- Room-by-room schedule with condition and cleanliness ratings for each item.
- A dated photo log, numbered and cross-referenced to the schedule.
- Meter readings, key count and a note of anything supplied with the property.
- A declaration page: 7 days for both parties to comment and sign electronically, then the report locks.
Price
By property size, VAT included. Book it with the check-out and the pair costs less than the two visits apart.
