Mid-tenancy and ad hoc inspections
A visit at any point during the tenancy, scheduled routinely or because something has come up. The inspector records the current state of the property, notes anything that has changed since the check-in, and reports within 24 hours.
What is checked
A lighter pass than a check-in, focused on change and upkeep rather than a full re-rating of every item.
- General condition and cleanliness, room by room
- Anything that has changed since the check-in, photographed against the original
- Signs of damp, leaks, mould or pest activity
- Appliances, air conditioning and the water heater in working order
- Occupancy and use consistent with the lease: number of occupants, pets, subletting
- Any specific concern you asked us to look at
What you receive
- A short report: current condition, what has changed, and anything that needs attention now rather than at check-out.
- Dated photographs of everything noted.
- A copy to the tenant as well, so nothing in it comes as a surprise later.

€40–60 depending on property size, VAT included. Book one routinely, for example every six months, or as a one-off when you need eyes on the property.
