Safety & Compliance Check
An add-on to any inventory visit. The inspector works through the safety and paperwork points a Malta landlord is responsible for, records what is in place, and gives you a short list of what is not.
What is checked
Each point is recorded as present, absent or needs attention, with a photograph where it helps.
- Smoke alarms: fitted, positioned sensibly, and tested on the day
- LPG cylinder, regulator and hose: condition and the printed dates on regulator and hose
- Energy Performance Certificate: whether one exists for the property and its date
- Electrical: visible condition of the consumer unit, sockets, switches and any exposed wiring
- Water heater and air conditioning units: visible condition and any warning signs
- Balcony railings, window restrictors and glazing in obvious disrepair
- Lease registration and inventory: whether the paperwork the Housing Authority expects is in place
We check and flag. We do not certify.
Some things in Malta can only be signed off by a licensed professional. Where that is the case, the report says so and tells you who to call.
EPC
Only a BRO-registered assessor can issue one. We confirm whether a certificate exists; we cannot produce it.
Electrical
Only a REWS-authorised electrician can test or certify an installation. We record what is visibly wrong and recommend a referral.
Gas
Malta has no formal gas safety certificate. A visual check of the cylinder, regulator and hose, and their dates, is something we do ourselves as part of the visit.
